买房前Pre-Qualification和Pre-Approval的区别

最近因为在看房子,跟美国的房产中介和房贷公司联系过一两次,他们一直在给我发关于买房的各种信息,大部分还蛮有用。今天房贷公司给我的邮件简单解释了一下 Pre-Qualification 和 Pre-Approval 的区别。

Pre-qualification: A pre-qualification acts as a dry run of the loan application process. I estimate what you'll qualify for based on discussing verbally your credit, income, assets and debts. This process takes about 15-30 minutes and you'll leave this conversation with a plan regarding how we'd finance your purchase, monthly payments to expect, and the amount of cash required.

You don't receive any written documentation as a result of this conversation; its purpose is to give you an idea of where you stand and give us direction for the pre-approval.

Pre-approval: A pre-approval takes a pre-qualification one step further. We will verify your income, assets, debts, and credit history. After reviewing everything, I'll provide a letter stating you are approved for a certain amount.

也就是说,Pre-Qualification 是指你和房贷公司聊聊,告诉他们你的经济状况,收入、财产、负债等,然后房贷经纪人简单计算一下,告诉你大概可以贷多少款、买多少钱的房子。整个过程大概花费 15-30 分钟,可以在网上或电话中完成。你不用提供任何材料给房贷公司,他们也不会给你出具任何证明文件(letter)。

而 Pre-Approval 则需要你提供文件来证明自己的经济状况;我在之前的一篇博客里提到过他们要求我提供的证明文件。房贷公司核实这些文件之后,根据你的经济状况,预先批准一个贷款额度,并提供一份批准文件(Approval Letter)。这通常需要几个工作日。

两者最大的区别是:Pre-Qualification 是给你自己看的,目的是你心里有底自己可以买多少价位的房子;Pre-Approval 则是给房产中介和卖家看的,目的是证明你有实力买这套房子、并且诚心诚意要买。
